A ‘cool little community’ grows a little in an alley off H Street

Spurred on by the strong demand for housing in the nation’s capital, developers are racing to unlock the value of Washington’s alleys, the shadowy passageways that run for hundreds of miles between and behind its streets.

Among them is Monarch Urban, which recently completed four brick townhouses as part of a mixed-use redevelopment project — including a commercial building — at Linden Court NE, an alley off H Street. The model home is at 1315 Linden Court.

“Linden Court was a diamond in the rough, a unique find,” said Matt Kennerknecht, vice president of Monarch Urban, a division of Monarch Building & Development Corp. “The building originally had 10 rowhouses, six of which were converted into a workshop and then later into a body shop.”

To reconfigure the body shop for the residential-commercial project, Kennerknecht and others from Monarch Urban talked to neighbors in the alley and asked them to support several zoning variances providing relief from height and other regulations.
